A launch party was held to mark the opening of Mantle Space’s eighth centre.

Guy Baker, Mantle’s CEO, told guests gathered at the launch on October 3 that the company believed 95 Regent Street might be the “best flexible serviced office space in Cambridge”.

It joins the Bradfield Centre on Cambridge Science Park, Nine Hills Road and The Officers’ Mess at Duxford as the fourth site Mantle operates in the Cambridge market.

Featuring 22,500 sq ft of office space, meeting rooms and breakout areas, 95 Regent Street has views over Parker’s Piece and a roof terrace for events with up to 70 people.

Owned by property investor and developer Howard Group, it lies a 10-minute walk from Cambridge station.

Guy told guests: “We are all very excited to be opening after only a couple of months.

“I think we are now the largest serviced operator in Cambridge and we are keen to take on more buildings in Cambridge.

“I would like to thank The Howard Group, our new landlord, for working with us to agree mutually acceptable terms.”

Explaining why Mantle chose 95 Regent Street, he added: “It’s a very visible, landmark building, equidistant between the station and the town centre. There is a lot happening in this central area – some big name occupiers. Tech and life sciences rub shoulders with more traditional office users and we have noticed a post-Covid trend: larger companies choosing serviced space to help manage their own agile working challenges.

“We opened Nine Hills Road, next door but one, in the middle of Covid in November 2020.

“We filled all 440 desks within a year and we have maintained a waiting list ever since. So we are confident there is demand for the location. Indeed, we have about 30 per cent of the space here under offer.

“What have we done to our predecessor’s beautiful fit-out? In the best ESG tradition, we have adapted and recycled. It has been a bit like a game of join the dots.

“We have adapted the Japanese garden and the sleep pods, and the bar, but have recycled the panelling and the coffee machine and much of the soft furniture, and of course the roof terrace, combining it with our own brand to create what we think is the best flexible serviced office space in Cambridge.

“I’d like to pay tribute to the Mantle team for again delivering in such a short time and thank you also to BCO members for supporting this event.”
